Both show the property. Only one makes you want to live there. Understanding the difference is the most important decision you will make about your visual content.

When a luxury property owner or a hotel manager decides to invest in video, they face the same question: what kind of video do I actually need? The answer depends entirely on what they are trying to communicate and who they are trying to reach.
There are two fundamentally different types of property video. They serve different purposes, appeal to different instincts and produce very different results.
A property tour is exactly what it sounds like. The camera moves through the property systematically, showing each room in sequence. Living room, kitchen, bedrooms, bathrooms, garden, pool. Clean, professional, informative.
It answers the question every buyer asks first: what does this place look like?
For the right context, a property tour is the correct choice. It performs extremely well on portals like Idealista and Rightmove, where buyers are comparing multiple properties side by side and need clear, accurate visual information quickly. It is optimised for the rational part of the decision.
A lifestyle film does not show the property. It shows what it feels like to be there.
It answers a completely different question: what does my life look like if I own this?
Instead of a bedroom, you see morning light falling across linen. Instead of a pool, you see the reflection of the sky at 7pm with a glass of wine in the frame. Instead of a kitchen, you see breakfast being prepared with the garden visible through open doors. The property is present in every frame but it is never the subject. The feeling is the subject.
Lifestyle films work at a different level of the decision process. They bypass the rational mind and speak directly to desire. And desire is what closes deals on luxury properties.

For most luxury properties, the answer is both — used at different stages of the buyer journey.
The lifestyle film is the first thing a buyer sees. It appears on the agency website, on Instagram, on the property's landing page. Its job is to create desire and generate enquiries. It stops the scroll and makes someone think: I need to see this in person.
The property tour comes after the enquiry. It is what buyers share with their partner, their lawyer, their friends. It answers the practical questions that come after desire has already been established.
For boutique hotels and hospitality properties, the same logic applies. The lifestyle film is what fills the booking calendar. The room tour is what handles objections before arrival.
A property tour can be produced efficiently with a gimbal, a wide lens and a systematic approach. Two to three hours on location, a day of editing, delivered in 48 hours.
A lifestyle film requires a different approach. It needs a creative brief, a shot list built around narrative rather than rooms, attention to light and atmosphere, talent or props in some cases, and a longer editing process that includes sound design and colour grading. It takes more time and costs more to produce. It also produces significantly better returns.
For luxury properties in the Algarve, where the average sale price sits above 500,000 EUR, the difference in production cost between a property tour and a lifestyle film is marginal compared to the difference in impact.
If your property is on a portal and you need buyers to understand what they are looking at, produce a property tour. If you want buyers to feel something before they even pick up the phone, produce a lifestyle film. If you can only choose one for a luxury property in the Algarve, choose the lifestyle film. Desire always comes before logic.
